1) Paperwork missing: a. Combustion air worksheet (attached) b. Makeup air worksheet (attached) 2) Hvac load calcs revisions needed: a. The hvac load calcs should be combined as it is only one heating and cooling system not separate systems for the house and “apartment” above the garage. b. Summer indoor temp must be a minimum of 75 degrees. Calcs currently at 69 degrees. c. Winter outdoor temp must be set at -15 degrees. Calcs currently set at -4 degrees. 3) Energy certificate info needed: a. Heating system is oversized more than 40%. Once hvac load calcs are recalculated, energy certificate must be updated with the appropriately sized unit. b. Cooling system is undersized. Once hvac load calcs are recalculated, energy certificate must be updated with the appropriately sized unit. c. Missing heat loss, heat gain, and cooling load. d. Missing seer/eer value of cooling system. e. Mechanical ventilation system for a house of 5,933 sq ft and 5 bedrooms requires a total cfm of 210 and continuous cfm of 105. 4) Plans missing/need: a. Engineering required for steel beam over 16’ patio door to screen porch. b. Specs required for 8x8 cedar beam supporting front porch ridge beam. c. Engineering required for the back basement foundation wall. This foundation wall is not laterally supported at the top as the trusses bear on an interior wall in front of the foundation wall as shown in cross sections 1/7, 1/8, and 1/9 on pages 7, 8, and 9. There is no bearing on top of the foundation wall nor connected per code or the engineered foundation guide therefore, this wall requires an engineered design. d. 8’ patio door to rear porch requires a 3”x11.25” minimum header to comply with the engineered wall bracing plan e. Both cased openings on right side kitchen wall require a (2)2x12 minimum header to comply with the engineered wall bracing plan f. Cross section 1/9 shows a 14’ tall wall at the front of the kitchen area. The engineered wall bracing is based on the 2020 MSBC per the described scope and there is no specific consideration spelled out by the engineer for the braced wall panel located on this tall wall. The building code does not allow wall bracing on walls greater than 12’ in height so this must be addressed by the engineer and added to the engineered wall bracing plan. Both the primary and alternate soil dispersal areas shall be fenced prior to applying for a permit to construct an SSTS. The fence shall consist of four-foot high orange construction fence, wooden snow fence, or two strands of weatherproof high-visibility roping attached to posts placed no more than 20 feet apart with either high visibility ribbon at least one-half inch wide tied to the rope no more than 6 feet apart or signs no smaller than 16 inches by 20 inches no more than 20 feet apart, that clearly identify the soil dispersal area and prohibit trespass. The fencing or roping and signs shall be clearly visible at least two feet above surrounding vegetation or snow. The choice between fencing and roping with signs shall be at the discretion of the designer and property owner and should take into consideration any risk such barrier may present. The stakes shall be clearly visible at least two feet above surrounding vegetation or snow and the stake labeling shall be legible.
